Since founding the company in 1983, he has developed over twenty commercial properties and has extensive experience in purchasing, selling, developing, managing and leasing commercial properties. He provides consulting services and guides the management and leasing teams. Phil is a California licensed real estate broker and holds a juris doctor degree from the University of the Pacific McGeorge School of Law and is a member of the California State Bar.

Chris has been with the company for 25 years and maintains the financial and accounting records for all of our clients and properties. In addition to making sure all vendor invoices are paid on time, he regularly monitors all tenant accounts and compiles and provides un-audited monthly financial statements, periodic cash flow analysis, common area expense reconciliations, client disbursements, and year-end financial reports.
LOU LOPEZ

Lou has over thirty-two years of property management experience in all aspects of the real estate business. He joined Cardoza Properties, Inc. in June 1989 and, next to Phil Cardoza, is the most experienced and well versed member of our team, able to provide insight and knowledge only available from someone with such long-standing experience.
Lou is a California licensed real estate broker and holds a Bachelor’s Degree from San Francisco State University.
CATHERINE PEARCE

Cathy works closely with clients, brokers and lenders in the coordination of lender financing, conducts due diligence in the purchase and sale of properties, interprets and prepares contractual agreements, performs legal research in the wide array of topics that affect commercial property owners, and works diligently with outside counsel in the representation of legal matters for the company.
Cathy holds a Juris Doctor degree from the University of San Francisco School of Law, a bachelor’s degree from Northeastern University, and is a California licensed real estate salesperson.
CHRIS TRODDEN

With over 10 years of commercial property management experience, Chris manages a portfolio of 19 commercial properties including retail, industrial and office buildings. Chris is responsible for client communication, tenant relations and retention, rent collection as well as coordinating building repairs and improvements.
Chris is a California licensed real estate salesperson and received his Bachelor of Arts degree in Communications from the University of California, Davis in 2005. Chris also has career experience in Human Resources and Project Management.
STEVEN DeCESARIS

In his role as Property Manager, Steven is responsible for the day-to-day management and operations of a number or retail, industrial and office properties located throughout the Bay Area. He is responsible for initiating and dispatching work order requests to building maintenance technicians and following up on those requests with tenants, maintaining lease data, preparing property budgets and overseeing tenant relations. Steven is a California licensed real estate broker and a graduate of Boston University.
ALVARO BRISENO

Alvaro is a licensed General Contractor and CA real estate salesperson. With extensive experience in the commercial building industry, he brings vast knowledge in a variety of trades, building codes, and safety regulations. As an asset manager, he has managed real estate investments in a variety of industry sectors, from multifamily residential and mixed-use to commercial and industrial properties. This along with his innate desire to provide the highest level of service to our clients provides great benefit when working to protect their assets in the most effective manner. Alvaro proudly served as a Fire Fighter in the United States Air Force.
SHERRY ZHANG
Sherry made a career change from spending years as a nuclear engineer and computer programmer to mortgage accounting in 2006. As a G/L accountant, Sherry is the primary accounting support to the C.E.O and C.F.O. and handles all A/R and A/P accounts. Sherry also assists with lease administration and data entry, CAM reconciliations and month-end closing procedures. Sherry provides technological enhancements to Cardoza Properties’ accounting and management platforms as needed.
WENDI RONTAL
Wendi manages and organizes all insurance policies, business licenses and property taxes for our properties. Wendi is also a licensed California notary public.
DELIA HERNANDEZ
Delia has more than twenty years in office administration. She has worked in a wide array of office administrative positions, from customer care, billing, meeting planning, arranging travel, scheduling, documenting and maintaining office processes.
Prior to joining our team, Delia had a long relationship with KPMG LLP in San Francisco, working in the State and Local Property Tax Department and provided administrative assistance to the Property Tax Partner and his team of managers.
LEANNA SHEEHAN
Leanna’s well-rounded experience and can-do attitude allows her to be of assistance to multiple personnel and roles within the Company. Leanna is also a licensed California notary public and is fluent in American Sign Language.
